Contrary to popular belief, Fall is a very busy time for home sales. Many people assume that since the months of November and December both have major holidays, buyers leave the market until after January 1st. 

The reality is, a lot of families have celebrated Thanksgiving with the purchase of a home in the community. Historically, November is a very busy month for home sales as people typically need to close escrow before or immediately following the holiday.


Because the month is shortened due to the holiday, successfully closing the sale on Thanksgiving takes the effort of skilled real estate, escrow and mortgage professionals. On average during the month of November we’ll see about eight home sales close, with only a special few that result in a Turkey Day closing.

November 2012 was a very busy month with real estate market showing the first real signs of rebounding after the recession. Prices were reasonable and rates were low which resulted in 10 homes sales, though the lucky owners of 970 Heron Circle and 3861 Fuscia Circle actually closed on the holiday.

The next year proved to be a nearly as busy November for home sales in Seal Beach. Eight homeowners closed on their residences in a scramble to use their new ovens to prepare that first Thanksgiving meal. But only the new owners of 169 Harvard Lane in College Park West closed on the actual holiday, a remarkable feat.

2015 stayed on pace with previous years and saw eight new families calling Seal Beach home. While seven of them were able to test out their kitchens before Thanksgiving, it was the eighth family that drew the lucky close date. The new owners of 4209 Birchwood Avenue slid across the finish line just in time to celebrate the closing of their new home on Thanksgiving.

Which brings us to November 2016. Fortunately, two lucky homeowners have already closed on their new homes this month with ample time to break in the ovens prior to Turkey Day. Two others (135 11th Street & 715 Catalina Avenue) sprint toward their closing dates with visions of turkey, stuffing and cranberry sauce running through their minds.
