2015 has brought to Seal Beach what many home shoppers have been waiting on for years, an increase in the number of homes for sale. The surge in available homes has caught the attention of buyers and kicked off the sales season much earlier than anticipated.

Many people interested in purchasing a home in Seal Beach have been waiting on the sidelines for more choices to come on the market. Some had even tabled their searches all together due to the "take it or leave it" selection of homes in the under $1,000,000 price range.

This trend appears to have finally changed with a solid increase in new home listings in several of the most sought after neighborhoods. Those long dormant searches people had set up on real estate websites and smartphone apps have finally begun sending notifications of new, beautiful and well priced homes for sale.

Overall, Seal Beach proper added the most housing inventory to the market between January 1st to present with 17 new listings compared to just 12 during the same period in 2014. The Hill neighborhood of Seal Beach has posted the largest year over year inventory increase bringing many home buyers back into the market.

College Park East, one of the larger neighborhoods in Seal Beach, has little new inventory in 2015. Infact year over year the number of homes listed for sale since January 1st has remained relatively unchanged with just 3 in 2015 compared with 4 during the same six week period of 2014. The inventory here usually blooms in Spring time, often surpassing the rest of the city.

The neighborhood of College Park West, geographically smaller than the other areas of Seal Beach, has a traditionally low turnover. Just 1 new listing posted so far this year as compared with 2 last year. Finding a home to buy in CPW is still a challenge for those seeking this secluded neighborhood but this bodes well for those selling.
